Start with six realities

  • What substrate and level of the home sit below the new floor
  • Where water is likely—not merely imaginable
  • Whether a real wood surface matters
  • How visible dents, scratches, and aging will feel to you
  • Whether local plank or board repair should be possible
  • How long you expect to own and maintain the floor

The substrate is part of the purchase

A premium plank cannot compensate for a substrate outside its installation tolerance. Concrete moisture, wood-subfloor movement, flatness, height changes, existing layers, and fastening should be evaluated before the product is approved.

Some corrections are ordinary prep. Others can materially change price and schedule. A good proposal states what was observed, what is included, and which hidden conditions could become a change order.

What product labels leave out

  • A thick overall plank does not tell you the strength of the locking joint
  • A wear-layer number does not describe the visual layer, core, or finish
  • ‘Waterproof’ marketing does not eliminate perimeter, appliance, mold, or subfloor risk
  • Engineered hardwood refinishability depends on its real-wood wear layer and construction
  • Factory-finished wood reduces on-site finishing but still requires care
  • Future repairs are more realistic when matching attic stock is stored correctly

One house may need more than one answer

A KC home can combine suspended wood subfloors, slab additions, a finished basement, different floor heights, and rooms with very different water exposure. Using one material everywhere is not automatically cleaner. A coordinated layout, color direction, and transition plan can unify different flooring families.

Approve the installation—not just the sample

  • Exact product and installation method
  • Subfloor preparation and moisture plan
  • Underlayment or adhesive
  • Layout and plank direction
  • Doors, cabinets, islands, appliances, vents, and stairs
  • Perimeter trim, transitions, disposal, attic stock, and protection
